she's a weekend warrior...

As promised, here are some interior updates to my client's tract home built in the 80's.
If you missed the exterior transformation check it out here.

First, I should tell you my client is a weekend warrior,
I make a suggestion and by Monday morning it is a reality!
She had no diy experience before I met her and introduced her to blogs!
She's amazing!
This view is from her kitchen looking into the family room.
She removed the overhead cabinets from above the sink,
opening up the room and doing away with the drive-up window, as she called it!

Above the mantel we drywalled over a large niche opening.
Woo hoo, we can search for artwork she loves, not something that fits the opening!
We've already found it - she has beautiful taste!


See the white shadow on the wall, we enclosed a door, to a bathroom!
Seriously, the potty was 6 feet from her kitchen eating area! She's hated it for years! GONE!
You can access the bathroom through a bedroom on the opposite side.

Sampled a few paint colors and repainted all the rooms.


This jail cell stairway is the first thing you see when you enter her home,
it's divides the formal living room and family room.


We decided to do away with every other rail and remove a couple of the large handrails.
  She doesn't have little ones or pets, and we consulted a professional to
be sure our idea wouldn't compromise the integrity of the structure.
A contractor added a few rails to insure the strength would be adequate.

Also, notice the interior of her front door, she painted black.


Here is a view from the other side, after removing some rails.
We also decided to paint it white, I'm sure she's knee deep in primer right now!
She's putting in hardwood flooring, so the carpet won't be an issue.


Created a much better sight line into the kitchen with the cabinets removed.
The beam above was stained, she's beating it up antiquing it to give it a rustic look.

Next up...hardwood flooring and painting the kitchen cabinets white!
I'll keep you updated on our progress!

Also, she is the one who always leaves me the nicest comments,
you probably thought it was my mom! :)

Pam, we are so grateful for your talent and vision. I truthfully thought my humble tract house was beyond help, but you are working your wonders (both on the exterior and interior). Your suggestions on reducing what I call the "double vision prison" staircase make the space much less busy and much more open. You are also the sweetest person to work with. Thank you for helping us to "bloom where we are planted!"

That is one UGLY staircase, and I own it! (Husband bought the house before we met).
When I met Pam I told her that I owned an outdated,challenging,and "boneless" tract home, but I needed to find a way to "bloom where I was planted!" Pam is making that come true! We can't thank you enough for the transformation of our home. You have done amazing work and somehow find ways to save us money with your smart decisions, frugal finds, and transformations of what we already owned.

I think everything you are doing looks great. The railing will look so much better painted white. I painted my ugly orange oak railing this last summer. It took alot of time to primes and 2 coats of white paint but it was so worth it. Can't wait to see more.

It's looking fantastic! I can't wait to see the complete transformation. I used to live in a house with a similar staircase style, so I am feeling her pain!! Also excited to see the drywalled niche - I have oodles of niches in my home and they're driving me crazy!

Wow! What a difference already - I love that the kitchen has been opened up for more lighting and communication through both areas. And once that paint is on it's going to look like a different house! And I love your client's comments - she is obviously a happy camper and a great client! Proof that sometimes you just need a little help to see the true potential that lies within your home.

The stair rails will look so much better painted white. Are you leaving the handrail in the darker stain? Also, I love that you filled in the niche over the fireplace. It certainly does open up your choices for art!

Genius Pam! What a fun and challenging project, you are just the gal to do it tho. If the exterior is any indication, before the snow melts this place is going to lose all traces of "tract home!"
